Project scope

The partnership sought to implement a state-of-the-art hotel room automation system. The primary objectives were to enhance guest comfort while maximising building energy efficiency. Key operations included automated control of lighting, blinds, and the Fan Coil Unit (FCU) based on room occupancy status. Additionally, the system was designed to seamlessly integrate with various third-party systems for comprehensive communication and operational efficiency.

Project challenges

The project presented several challenges, including the need to adhere to brand guidelines and specific client requirements. Integrating with multiple third-party systems required meticulous planning and execution. Moreover, the project had to be completed within a condensed timeline, necessitating seamless coordination among various trades involved in the commissioning process.


Solution implemented

To address these challenges, Direct Control was contracted to deploy a cutting-edge KNX room automation system, featuring intelligent occupancy sensors, switch panels, and din-rail controllers. This system provided precise control over DALI lights, the Fan Coil Unit (FCU), and blinds, ensuring optimal guest comfort and energy efficiency. 

Integration with third-party systems, such as the building management system (HVAC main plant chilled water demands), the room booking system (room checked in/out signals), and the housekeeping system (room do not disturb and make up room status), was done without any problems. This allowed for real-time communication and coordination of operations.
